In many cases homeowners would call in a real estate agent at the early stage of the selling process and in this meeting we identify what preparation needs to be done to maximize the sale price of your home such as tidying up the garden, de-cluttering or even fixing any repairs required to the property.  We encourage owners to get in touch with a real estate agent as early as possible to set a plan to ensure a smooth journey ahead.

 

For the Investors or "absentee owners" your real estate agent can  do all the coordination in your behalf to make everything easier and most of the time they would have local trades people to get the job done faster without breaking the bank.

 

On the other hand there are owners that have prepared everything and ready to launch to the market straight away. Usually from the point of photography it takes about a week to prepare all marketing materials then we allow around 4-6 weeks to find the best buyer for your home. Once a contract is secured standard settlement can be anywhere between 30 – 90 days depending on both parties.

 

Do take note that some properties sell faster than others because its not how long a property has been on the market but how long the buyer has been looking for a property.
